Sunriver is a census-designated location and planned resort community in Bend’s 97707 zip code west of HWY 97, 17 miles south of Bend in the Deschutes National Forest along a section of the Deschutes River that has been designated a National Wild & Scenic River. The 3,300-acre resort is located on the site of the former Camp Abbot, a World War II training facility that was established in 1942 but abandoned by 1944. The development of today’s resort was started in 1968 as the first major destination resort in Central Oregon.


The community consists of common areas, condos, homesites, several commercial areas (including The Village At Sunriver and Sunriver Business Park), the Sunriver Resort Lodge (offering hotel rooms, banquet facilities, and a fine dining restaurant), Sunriver Woodlands Golf Course (a Robert Trent Jones, Jr. design), Sunriver Meadows Golf Course (a John Fought redesign), the Sunriver Nature Center & Observatory, and the SHARC (Sunriver Homeowner’s Aquatic and Recreation Center). The resort also maintains an airport, stables, & marina. It features over 3,200 homesites and 1,000 condos. All residential properties are assessed a monthly maintenance fee by the Sunriver Owners Association (SROA). The condominium and townhome developments, as well as a few single-family home subdivisions, assess their own homeowner association (HOA) dues in addition to the monthly SROA dues.


As the oldest of a number of destination resorts throughout Central Oregon, Sunriver enjoys a legacy status among its homeowners and visitors – many of which have been enjoying it for the better part of 50 years. As a designated resort, most of the properties within it qualify for short-term vacation rentals – which further makes it especially attractive to real estate investors.
